The proposed use is a coworking and shared office space for remote workers, freelancers, and local professionals. The main room supports everyday computer-based work, with enclosed areas for calls and small meetings.

A front lounge offers a comfortable place for informal conversation. A compact self-service coffee station is an amenity for workspace users.

Proposed fit-out

  • Furniture and enclosed spaces

Movable desks and lounge furniture, two freestanding call booths, two glazed meeting-room enclosures, and a short run of coffee cabinetry.

  • Lighting, acoustics and utilities

Lighting, acoustic treatment, and power and data provisions would be developed with the property owner as the design progresses.

  • Existing features in the concept

The existing restroom and front and rear openings are retained in the proposed arrangement. The design takes its material cues from the timber structure and concrete floor.

What is confirmed, and what still needs measurement?

The overall shell and restroom dimensions come from the seller’s sketch. The calculated shell area is about 1,112 square feet, while the listing states 1,104. The sketch’s left-side dimensions total five inches more than its stated overall depth. Furniture sizes, partitions, doors and clearances are planning assumptions. Existing columns are not located on the sketch and are omitted from the floor plan. Measurements and final clearances need to be confirmed on site.

How should the rendering be interpreted?

The cutaway is an AI-generated 3D concept that illustrates the proposed arrangement and materials. The dimensioned floor plan takes precedence. The ceiling and existing columns are omitted for visibility, and the image does not establish exact clearances or construction details.

What is the proposal’s current status?

This is a preliminary proposal for property owner discussion. The proposed use and alterations are subject to owner agreement and applicable approvals. It is not a measured survey or construction document, and no opening date or operating terms are established here.
